4-Point vs Full Home Inspection

If you’re buying a home in Florida—especially an older one—you’ll hear two terms a LOT:

-4-Point Inspection

-Full Home Inspection

They’re not the same, and they serve completely different purposes.

What’s a 4-Point?

A 4-Point Inspection is an insurance requirement that only looks at:

-Roof

-HVAC

-Plumbing

-Electrical

It tells your insurance company whether the home is insurable.

It does NOT inspect the whole house.

What’s a Full Home Inspection?

A full inspection is for YOU, the buyer.

It covers the entire property, including:

-Structure

-Roof & attic

-Electrical & plumbing

-HVAC

-Interior & exterior

-Crawlspaces (if present)

-Safety issues

-Maintenance concerns

This is the report that protects your investment.

Do You Need Both?

For most Florida homes: YES.

Full Inspection protects your wallet.

4-Point satisfies your insurance company.

Wind Mitigation often saves you hundreds per year on premiums.

When buying a home in Florida—especially an older one—it’s important to understand the difference between a 4-Point Inspection and a Full Home Inspection. A 4-Point Inspection is typically required by insurance companies and focuses only on the roof, HVAC, plumbing, and electrical systems to determine insurability. A Full Home Inspection is for the buyer and provides a detailed evaluation of the entire property, including structure, safety issues, major systems, and maintenance concerns, helping protect your real estate investment. In most cases, Florida buyers need both—a full inspection for buyer protection and a 4-point for insurance approval—while a wind mitigation inspection can often reduce homeowners insurance premiums.
