Preparing for a Home Inspection: A Checklist for Buyers and Sellers

A home inspection is an important step in the home buying or selling process. It can help to identify any potential problems with the property before you make a final decision. If you're preparing for a home inspection, here are a few things you can do to make the process as smooth as possible:

Preparing for a Home Inspection: A Checklist for Buyers and Sellers

For Buyers:

  • Do your research. Before the inspection, research common home inspection issues in your area. This will help you to ask the inspector the right questions.

  • Be present at the inspection. This will allow you to see the inspector's findings firsthand and ask any questions you may have. Some clients will arrive towards the end of the inspection. This way they don't feel they are interfering with the inspector and it allows the inspector to go over the inspection report summary in person. This allows the inspector to show findings in person instead of just photos.

  • Take notes. During the inspection summary review, take notes of the inspector's findings. This will help you to remember everything that was discussed.

  • Follow up with the inspector. After the inspection, follow up with the inspector to get a copy of the report. Review the report carefully and ask any questions you may have. Here, at HIS Home Inspection Services will always provide a digital report within 24 hours of the inspection.

For Sellers:

  • Schedule Pre- Listing Inspection. A pre-listing inspection can greatly reduce any surprises at closing. This way you will be prepared with the items that need to be addressed. If you fix those items before listing, the homeowner can rest easy when the buyer requests an inspection.

  • Declutter your home. The inspector will need to access all areas of the home, so it's important to declutter as much as possible.

  • Make necessary repairs. Before the inspection, make any necessary repairs to the home. This will help to avoid any surprises during the inspection.

  • Provide access to the home. Make sure the inspector has access to all areas of the home, including the attic, basement, and crawl spaces.

  • Be available for the inspection. It's important to be available for the inspection so that you can answer any questions the inspector may have.

By following these tips, you can help to ensure that your home inspection goes smoothly.
